While most Agreements of Purchase and Sale for homes are now conditional on a home inspection satisfactory to the buyer, some buyers still question the need and the cost. However, it is considered money well spent when it saves them from buying a house with major defects they are unwilling to remedy.

Other buyers who know the value of such inspections sometimes have the inspection done even before putting in an offer especially if they find themselves in a competitive offer situation where two or more buyers are putting competing offers on the same property. This saves the buyer from putting a home inspection condition in his offer putting him in a more competitive position than potential buyers who may add the condition, while still having the peace of mind of knowing more thoroughly what he is purchasing.
