Realtor Advises: Tips for Showing Your House

If you have your house listed for sale during the summer months while the children are off school it can be an added challenge. Or you can turn it around and use it as a motivational tool to teach your children some personal organization and disciplines that harkens back to their grandparent’s childhoods. 

Delegation is key. 

Get everyone in the household involved sharing the tasks.  Consider it an opportunity to teach pride in their well tended home.  Whether you are home with your children during the day or all leaving early for work, daycare or day camps hopefully these tips will prove helpful.

  1. First thing every morning have everyone open their bedroom windows to air out the house while you are getting prepared for the day.

Realtor Advises: Insurance Condition in Offer

When purchasing a home there are times when it is a good idea to make your purchase conditional upon satisfying yourself you are able to insure the property for a reasonable cost. 

Here are some times when you should discuss with your realtor or perhaps your lawyer if this would be prudent:

  1. Knob & Tube Wiring – which was used in the early 1900s to 1940s is evident by the white porcelain knobs overhead on the basement joists and the cool vintage push button light switches.  Your home inspector can determine the percentage of knob and tube wiring which will help the insurance company in setting their requirements to insure the property.  Some companies allow 20%  knob and tube wiring while others may give you a time frame to have it removed and replaced.  Insurers are concerned about deterioration, damage, poor connections, overheating, improper fuses size and use of extension cords on a permanent basis. They may require an Electrical Safety Association inspection and certificate.
